NAAC runs a structured screening waterfall powered by a Consumer Reporting Agency regulated under the FCRA. Every applicant completes a standalone authorization page before any consumer report is pulled, per 15 U.S.C. 1681b(b)(2)(A). Consumer reports are obtained solely for housing tenancy decisions, a permissible purpose under 15 U.S.C. § 1681b(a)(3)(A).
The waterfall covers credit risk scoring, bank-verified income, eviction records, and criminal records. Applicant PII is encrypted at rest using AES-128 encryption and automatically purged five years after the application reaches a terminal state.
Adverse action notices are generated within the platform and include the content required under 15 U.S.C. § 1681m — the CRA's identity, the applicant's right to dispute, and the right to a free copy of the consumer report. The property manager — not NAAC — makes all tenancy decisions.
